The residence
What is Miami Only One?
A private three-bedroom, three-bathroom ocean-view residence (2,092 sq ft) on the 14th floor of 1 Hotel & Homes South Beach, at 2399 Collins Avenue, Miami Beach. It is independently managed under the brand Miami Only One.
How many people can stay?
Up to 6 guests across three bedrooms.
Does the residence have an ocean view?
Yes. The residence faces the Atlantic with a private balcony and floor-to-ceiling windows throughout.
Do guests have resort access?
Yes. Full access to the pools, beach, fitness center and beach chairs of 1 Hotel South Beach is included in every stay.
Is there a minimum stay?
Two nights minimum. Sliding weekly discounts apply from 7 and 14 nights.

Booking & payment
How do I book?
Choose your dates, see your estimated price on the booking page, fill in your details and submit. Availability and rate are verified server-side; you then pay a 30% deposit via Stripe. Your booking is confirmed instantly.
What is included in my total?
Nightly rate (seasonal), resort fee, cleaning fee and Florida taxes (13%). Optional extras: airport transfer and late checkout.
When is the balance due?
Before arrival, as specified in your booking confirmation.
What payment methods are accepted?
All major cards via Stripe. No bank transfers or cash.
Is there a booking fee?
No. The price shown is the price you pay.

Cancellation
Can I get a refund if I cancel?
30+ days before arrival: full deposit refund. 14–30 days: 50% of deposit. Less than 14 days: non-refundable. Your booking confirmation terms prevail.
How do I cancel?

Arrival & stay
What time is check-in / check-out?
Check-in from 4pm, check-out by 11am. Late checkout (2pm) available on request, subject to availability.
How do I get the keys?
Your dedicated contact sends full arrival instructions and access details by email and WhatsApp at least 48 hours before check-in.
Is smoking allowed?
No. The residence and balcony are strictly non-smoking.
Are parties allowed?
No. Events beyond the registered guests are not permitted without prior written agreement.
Is there valet parking?
Yes, 24-hour valet parking is available at 1 Hotel South Beach (charged by the hotel).
Can I bring a pet?
Contact us before booking. Pets may be permitted subject to written confirmation and possible additional fee.
